Two three-bedroom homes on Riverside Drive that listed at $265,000 each received four offers within 48 hours in the final week of June, with the winning bids coming from limited-liability companies registered in Atlanta and Charlotte. A duplex on College Street listed by Fickling & Company closed at $289,000 after an investor waived inspection, outpacing two local families who had offered $275,000 with standard financing terms.
Macon-Bibb County Planning and Zoning records show 27 investor-flagged transactions in the first half of 2026, compared with 19 for all of 2025. The Macon Area Board of Realtors reported a median sale price of $238,500 for single-family homes in June, a 9 percent increase from $218,700 a year earlier, with days on market dropping to 22 from 31.
